What changed this month

The landlord database starts its regional rollout on 15 December, beginning in the West Midlands. Landlords will need to register themselves and their properties, and agents can upload details on their behalf.

What Keybrief doesn't do

Keybrief is a newsletter service. We keep to that so you stay in charge of your landlords.

  • We don't give legal, tax or financial advice, or comment on individual properties or tenancies.
  • We don't draft notices or tenancy documents.
  • We never contact your landlords or tenants.
  • We never receive your landlord list. You send each issue from your own system.
  • We cover England only for now, because the rules differ in Wales, Scotland and Northern Ireland.

3-month minimum, then month to month with 30 days' notice. If an issue reaches you more than 5 working days late, that month is free. Full details are in our service terms.

Questions agents ask

Is this legal advice?

No. Each issue gives general information with a link to its source, and ends with a note telling landlords to speak to you or a qualified adviser about their own situation.

Who sends it to our landlords?

You do, from the email system you already use. That keeps the relationship with you, and it means we never hold your landlords' details.

Can we change it?

Yes. You write your own news section, and you can ask for up to 2 changes to your version each month, such as removing an item that doesn't suit your landlords.

Will it work with our email system?

It comes as standard email HTML plus a PDF. Before your first issue we send a test to make sure it displays properly in the tool you use.

Where does the information come from?

GOV.UK, the legislation itself, the Office for National Statistics, and industry bodies such as the NRLA and Propertymark. Every item links to its source, and we recheck every date each month.

What if something changes after an issue goes out?

We email you a correction the same day we spot it, ready to send on if you choose.

Do you cover Wales or Scotland?

Not yet. The rules are different there, so we focus on England and do it properly.
