Service terms

1. Who we are

Keybrief is a Plainwell service. Plainwell is a trading name of Varelune Ltd, registered in England and Wales, company number 17461148. Registered office: 39 Waverley Avenue, Bradford, West Yorkshire, BD7 3HX. In these terms, "we" means Varelune Ltd and "you" means the letting agency that subscribes.

2. Business customers only

Keybrief is for letting agents and similar businesses. By subscribing you confirm you are acting for your business and not as a consumer.

3. What you get

  • A monthly landlord update of about 800 words in your agency's branding, delivered by the 25th of each month.
  • Each update has five parts:
    • what changed this month;
    • dates coming up;
    • the official average rent for your area;
    • one plain-English explainer;
    • a section for your agency's own news.
  • It comes as email-ready HTML, a PDF and 3 short social media posts.
  • Up to 2 changes to your version each month, such as editing your section, adjusting branding or removing an item. We don't write custom articles.
  • Keybrief currently covers the rules in England only.

4. General information, not advice

Keybrief gives general information about rules, dates and rents, with a link to the source of each item. It is not legal, financial or tax advice and doesn't cover anyone's individual circumstances. We don't:

  • advise on specific properties, tenancies or disputes;
  • prepare notices or legal documents;
  • contact your landlords or tenants.

Each update ends with a short note saying this. Please keep that note when you send it.

5. What you're responsible for

  • Deciding whether to send each update, and sending it from your own systems under your agency's name.
  • Having a lawful basis to email the people you send it to, and honouring any requests to stop receiving it.
  • Your agency's news section and anything else you add or change.
  • Not changing our factual content in a way that makes it misleading.

6. Prices and payment

  • One branch: £99 a month. Up to 3 branches: £149 a month.
  • Your first issue, a sample for your town, is free.
  • Fees are paid in advance each month by card through our payment provider, Stripe.
  • We're not VAT-registered, so no VAT is charged. If we register, we'll give you 30 days' notice before adding VAT.

7. How long the subscription lasts

The minimum term is 3 months from your first paid month. After that it continues month to month, and either of us can end it with 30 days' notice by email.

8. Late issues and corrections

  • If an issue reaches you more than 5 working days after the 25th, that month is free.
  • If we find a mistake in an issue after it has gone out, we'll email you a correction the same day, ready for you to send on if you choose.

9. Who owns what

We own the content we write. While you subscribe, you may send each issue to your own contacts and publish it on your website and social media. Issues you received during your subscription can stay in your archive after it ends. You may not resell our content or share it with other agencies.

10. Your data

We never ask for, or receive, your list of landlords or tenants. We hold only the business contact details you give us to run your subscription.

11. Liability

  • Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that can't legally be limited.
  • Apart from that, our total liability to you in any 12-month period is limited to the fees you paid us in the 12 months before the claim.
  • We're not liable for decisions that you, your landlords or anyone else make based on the general information in an update, or for loss of profits, business or opportunity, or any indirect loss.

12. Ending the subscription

Either of us can end the subscription straight away if the other seriously breaks these terms and doesn't put it right within 14 days of being asked.

13. Changes and transfer

We may update these terms. We'll give you 30 days' notice by email, and you can end your subscription before the change applies to you. We may transfer this agreement to another business, for example if we sell Keybrief. If we do, we'll tell you, and your rights under these terms won't be reduced.

14. Law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
